Maintenance Supervisor (Lead Maintenance Technician)

Job Responsibilities:

Job Summary

This position performs technical duties in the maintenance of agency buildings, equipment and grounds.

Major Duties/Essential Functions

  • Reviews and maintains the maintenance log daily; documents and sign-off on completed tasks
  • Performs inspections of Children Center structures to identify licensing safety hazards and repair needs
  • Repairs internal and external structures and equipment
  • Secures quotes from contractors for maintenance repairs; inspects contractor work to ensure compliance with codes; schedules contractor in support of operational commitments
  • Schedules and/or performs inspections that are required by licensing; tracks and updates inspections on spreadsheets
  • Patches walls and ceiling tiles; paints interior and exterior surfaces
  • Repairs furniture
  • Moves and sets-up furniture and equipment
  • Maintains HVAC equipment' changes filters
  • Maintains building documentation for each location to assure compliance with licensing regulations
  • Supervises work of other maintenance team members. Responsible for ensuring their requests are completed in a timely manner and corectly
  • Performs related duties

Supervisory Controls

The supervisor assigns work in terms of somewhat general instructions. The supervisor spot-checks completed work for compliance with instructions and established procedures, accuracy, and the nature and propriety of the final results.

Guidelines include agency and department policies and procedures. These guidelines are generally clear and specific, but may require some interpretation in application

Complexity/Scope of Work

  • The work consists of related technical maintenance duties. The variety of tasks to be performed and the need to perform work in the presence of staff, visitors, and children contributes to the complexity of the work
  • The purpose of this position is to participate in the maintenance of the center buildings and equipment. Successful performance contributes to safe, attractive, and well-maintained facilities

  • Contacts are typically with co-workers, other agency personnel, contracts, vendors, children, and the general public
  • Contacts are typically to exchange information, resolve problems, and provide services

Physical Demands/Work Environment

  • Work Location: Primarily in Franklin and Courtland, VA but will require travel to all Centers
  • Work Shift: Services are performed based on Center availability; meaning day, evening, and weekend services
  • Travel : Required to/from each Center. Company vehicle will be provided to transport required supplies from one Center to another
  • Working Conditions (May add additional conditions specific to defined work location) :
  • *The work typically performed while standing and walking or while intermittently sitting, or stooping. The employee frequently lifts medium and heavy weight objects and occasionally extremely heavy objects. The employee climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
  • *The work is typically performed in an office and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc.
  • *The position is classified as Heavy work for physical exertion requirements. Heavy work involves lifting no more than 100 pounds at a time with frequent lifting or carrying of objects weighing up to 50 pounds. If someone can do heavy work, we determine that they can also do medium, light, and sedentary work.
  • *The noise level in the work environment is usually moderate to loud
  • *Wears protective clothing and/or Personal Protective Equipment required by the work environment or governmental regulations
  • *Will be exposed to various cleaning chemicals
  • Physical Activity Requirements:
  • *Employee is required to obtain the assistance of another employee when attempting to lift or carry objects in excess of 85 pounds. Employee buffs, polishes, strips, and waxes floors using heavy equipment. Employee needs to have the ability to work in a standing position for long periods of time (up to 8 hours). Employee must be aware that during the normal, routine performance of the essential functions, some of the following body movements may occur naturally, although they may not be a requirement of the job.

Job Qualifications:

Minimum Qualifications

  • High school diploma or GED from accredited school
  • Ability to read, write, and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent
  • Sufficient experience to understand the basic principles relevant to the major duties of the position
  • Two years experience supervising a team of 4 or more employees
  • Ability to pass a background check and drug screen
  • Ability to speak, read, and understand the English language
  • Ability to transport self to various Centers
  • Possession and ability to maintain a valid driver's license with a positive point balance. Ability to obtain a CDL
  • Ability to move and work within renovation areas as required
